Gene Simmons Sells His Beverly Hills Mansion for $28M

Gene Simmons has sold his Beverly Hills mansion for $28 million after listing it for $13.99 million. The Kiss bassist originally purchased the four-bedroom property in 2021 for $10.5 million.

The home was never meant to hit the market so soon. After relocating to Las Vegas, Gene Simmons and his wife Shannon Tweed Simmons struggled with the Nevada heat and decided to move back to California. The Beverly Hills property was supposed to serve as their permanent residence in the state.

“We had such wonderful times there,” Simmons said in a previous interview with The Wall Street Journal. “You don’t want some schmuck in the place you call home. I don’t want anybody coming in there who is going to destroy the place.”

Gene Simmons made it clear that not just any buyer would be considered. The couple’s selection process appears to have worked. The final selling price came in at exactly double the list price, making the sale one of the year’s standout luxury transactions in Beverly Hills.

Architectural Design with Global Influence

The 7,740-square-foot home sits in a quiet residential pocket and offers both privacy and expansive views. The property was designed by Swiss architect Roger P. Kurath using glass, steel, oak wood, and concrete. According to Gene Simmons, the views were the reason he fell in love with the home.

“My favorite part of the house is waking up in the morning in the upper bedroom, having coffee in bed, and on a clear day being able to see all the way out to the ocean,” Simmons said. “And my other favorite time is sunset in the upper bedroom or downstairs barbecuing something outdoors. The views really are spectacular.”

Features That Set the Home Apart

The home features five bathrooms, 12-foot ceilings, and an open-concept layout. There is a plush home theater, a gallery-style art wall, and solar-powered radiant heated flooring. Listing agent Lisa Young of Compass described the property as “a rare example of Swiss architectural mastery, built with exceptional quality, thoughtful details, and a focus on longevity.”

Other materials include fire-resistant, waterproof triple-panel windows and fiber cement exterior panels designed to last more than fifty years with no maintenance. The steel framework, minimalist fixtures, and custom details add to the long-term value of the structure.

An Outdoor Space Designed for Entertaining

One of the focal points is the outdoor area, which spans 1,800 square feet. It includes a 40-foot glasslike infinity pool, a large fire pit with surrounding seating, a grill, and multiple lounge zones. The landscaping is drought-tolerant, and bold bronze geometric sculptures were added to bring an artistic edge to the outdoor space.

Interior Spaces with Modern Warmth

The living room and chef’s kitchen are divided by a partial wall with a mini fire pit. The main living area is anchored by wood paneling and oversized sofas. The overall design is intended to balance comfort and modernism.

Despite its modern concrete structure, Gene Simmons described the home as “homey and outdoorsy,” with natural light and cross-ventilation throughout.

“This home is the kind of property that’s extremely rare and truly special, made even more iconic by having been home to a rock legend,” Young added.

A Pattern of Calculated Moves

The sale follows a pattern in Gene Simmons’ real estate decisions over the last several years. After relocating to Las Vegas, he sold his 11,000-square-foot estate in Henderson for $11 million. He and Shannon then purchased their Beverly Hills home and later added a Malibu beach house to their portfolio.

That Malibu property, which they bought in 2021 for $5.8 million, was originally planned as an investment. The three-bedroom, four-bathroom home sits on 2.45 acres and spans 3,707 square feet. It is now the couple’s primary residence.

Real Estate as Investment Strategy

Gene Simmons has long used real estate as both a lifestyle choice and an investment vehicle. His Beverly Hills sale underscores that strategy. From a $10.5 million purchase to a $28 million closing, the margin speaks for itself.

“This incredible listing is a great opportunity for a luxury property owner displaced by fires not wanting to return or a discerning buyer looking for a quality architectural investment,” said Young.

Gene Simmons has not publicly commented on the identity of the buyer. He has made it clear, however, that the personal connection to the property made him selective. 

The sale sets a new benchmark for post-listing value growth in Beverly Hills and places Gene Simmons among a rare group of celebrity sellers who have managed to outperform even aggressive pricing.
